My ethos in park management is to try and establish a living environment
for our residents in which I would be happy to live. I place great store
on amenity and quality of service, as well as continual upgrading and improvement
wherever possible and I am confident that our residents will support this
statement. We have a firm commitment to good practice, as evident in our
membership of the Quality Award Scheme and promotion of the Park Home Owners
Charter.
Firs Estates has a wealth of experience in park home management and some
firm ideas on how a successful park estate should be run.
I believe that Orchard Park offers our residents an extremely
high standard of environment for their retirement. Visitors to the parks
are always welcome and we will always allocate time to discuss any queries
that you may have about park home living if you are on a 'fact finding' tour.

Introduction to Orchard Park
Orchard Park is situated close to the villages of Beedon and Chieveley
on the edge of the Lambourn Valley, in the extensive Berkshire Downs.
Within easy reach of major towns, Oxford is 19 miles and Newbury is 5 miles,
it is a well established park with mature landscaping, offering a peaceful
environment in beautiful countryside.
This special park retains a close and friendly community as all residents
are either retired or semi retired.

Chieveley Grocery Store:
Post Office, Off Licence , Fresh Bread, Photo developing, and Dry Cleaning.
A delivery service is available to local areas for orders over £10.
Milkman:
Delivers to each home, Monday, Wednesday and Friday and carries small groceries.
Papers:
Delivered Daily
Library Van:
Visits the park on alternate Wednesdays.
Local Surgery:
Volunteer van on Wednesdays for non drivers, collects and dispenses prescriptions.
Local Pubs:
''Wagon and Horses', and 'Langley Hall'. Residents hold coffee mornings
at the 'Wagon and Horses' on alternate Wednesdays and weekly bingo in Chieveley
village hall.
Bus Stop:
Within 100yds of the park. The shoppers bus runs twice every Thursday into
Newbury, from the park.
Park Home Services
Pitch Fee:
Currently £103.30 pcm payable monthly in advance by bankers standing
order. This is reviewed annually in accordance with the 1983 Mobile
Home Act.
Council Tax:
Normally Band A payable to West Berkshire Council.
Water and Sewerage:
Charged in accordance with OFWAT regulations, invoiced quarterly by Firs
Estates Ltd.
Electricity:
Charged in accordance with OFGEM regulations, invoiced quarterly by Firs
Estates Ltd.
Gas:
Bulk Tank supplied and invoiced by Calor Gas.
Insurance:
Park home insurance available through Jardine Lloyd Thompson and is arranged
directly with them.

road to Beedon and Chieveley and at the top of the slip road turn left

Living on a Park Home Estate brings community spirit and a relaxed, secure
environment to retirement. To ensure that parks retain this standard of
living, there are professional bodies and government regulations in place
that act to protect and bring benefits to both the residents and the park
home estate owner.
British Holiday and Homes Parks Association

This is the representative association for the park home and holiday caravan
industry. Residential parks who belong to this association, recognise and
conform to the Park Home Owners Charter and also promote best practice
for operation of residential parks.

The Park Homes Charter was drawn up to help the home owner and the park
owner to understand and implement the laws which are part of owning and
living in a residential park home.
National Park Homes Quality Award

Residential parks are only awarded this quality grading if they reach the
required standards of park maintenance and management practice. As well
as compliance with the bodies shown on this page, compliance with the following
is also mandatory;
• Site Licence Conditions
• Mobile Home Act
• Planning Permission
• All homes must comply to BS3632
The park management also must agree to unannounced inspections which are
carried out by an independent group.

This scheme provides the purchasers of park homes with peace of mind
by a free ten year warranty covering the structure of new park homes.

benefits derived are in addition to a purchasers rights under the

Park Rules
Park rules are incorporated within the written statement under the 1983
Mobile Home Act. They are intended for the quiet enjoyment of the park
for all residents and to ensure that the highest standards of care and
maintenance are kept. The issues in the park rules are therefore in the
best interest of all residents in maintaining their chosen environment.
1983 Mobile Home Act
Park homes are sold outright to residents and the land that they occupy
is leased under the terms of the 1983 Mobile Home Act. The homes may be
sold on the park, upon which sale the park will charge 10% commission.
Before signing a contract to order a new home, prospective purchasers must
be given a copy of this agreement and talked through it, as well as a copy
of the Park Homes Owners Charter.
